We will have been together for one year on Feb 12. I want to get him something special but it can’t be to sappy. He doesn’t really get into all of that. He is VERY country/ farm boy. He loves collecting old tractors and working on them. When we got engaged I bought him an old tractor as an engagement present. For Christmas I bought him tools. What to get him now?

I’m starting school for a year and I plan to stay somewhere on bus line and close to school, so I don’t need to buy a car. There is only one apartment close to the school but the review is pretty bad. I need to pay 0+ utilities if I rent here with a roommate, but the quality of living is not good.
There is a farm house on sale here, I need to pay 80 for down payment and 0 monthly payment(30 year mortgage), the annual tax payment is 00; the farm house is a 3-bed apartment, I can charge 0/month for rent if I find a roommate.
I am thinking buying the farm house might be a good option if I sell it after a year. I wonder what other costs might be involved for this option? thank you.

Are there any laws, or whatever, limiting what I can include in a sale contract?
I’m helping the farm I board with re-home several of there horses (horses are free). For one of the horses, I am having them sign him over to me so I can sign him over to his new family. He has a knee injury that needs to be checked by a vet throughout the rehab (they’ve already agreed to this).
So basically, here is what I want in the contract (in addition to a general sale contract):
-They must work with a vet throughout the horses rehab
-Seller gets first buy back rights at market value, if horse is ever put up for sale
-Seller can do a check on the horse with 24hrs notice at seller’s discretion
Would that all be okay and legal? Keep in mind.. it’s not an adoption- it’s a "sale".
Is there anything else I should put in there for the safety of the horse?
Oh.. I live in Ohio.
